Összefoglalás
A magyar mezőgazdaság fejlődéstörténete a XX. században sajátosan alakult. Az évszázadot a változások sora jellemezte, három alkalommal volt földosztás, változtak a tulajdonviszonyok. A század elején volt jelentős földtulajdon rendezés, majd a II. világháborút követően ismét. Az 1950-es években véghezvitt „kollektivizálás” után 1990-ben ismét rendeződtek a tulajdonviszonyok és a földterület használók személye is megváltozott. A sorozatos változások ártottak a fejlődésnek, hiszen szinte minden esetben újra kellett kezdeni a gazdaságok felépítését. Természetesen a társadalmi és gazdasági viszonyok sorozatos változása a tulajdon stabilitásába vetett bizalmat is csökkentette. Jelen tanulmányban kísérletet teszünk a termőföld értékére ható tényezők, a magyar gazdaságban betöltött szerepének azonosítására. Ezen felül részletesen bemutatjuk a bérleti formák alakulását, és annak sajátosságait.

The Role of Factors Affecting the Value of Agricultural Land in the Hungarian Economy
Summary
The history of the development of Hungarian agriculture in the 20th century has taken a particular shape. The century was characterized by a series of changes, with three land divisions and changes in ownership. At the beginning of the century there was a major land settlement, and then again after the Second World War. After the „collectivization” of the 1950s, in 1990 land ownership was regularized again and the identity of land users changed. The successive changes have been detrimental to development, as in almost all cases farms have had to be rebuilt. Of course, the successive changes in social and economic conditions also reduced confidence in the stability of property. In this paper, we attempt to assess the impact of the factors that influence the value of agricultural land in the Hungarian economy. We also present in detail the evolution of rental forms and their characteristics.
